Signs a Replacement is Needed
There are many considerations that go into answering the question of when replacement is the right move: how old the roof is, how long it’s been suffering damage, where it is in the world and what the surrounding environment is like, and even what future the owner of the house has in mind for it.
There are some indications, however, that a replacement is necessary.
Leaks. If your building has required repeated leak repair, or you have new large leaks, you have a problem.
Bubbling / Blistering. These are common warning signs that moisture is present beneath the system. That system must be totally removed, and the substrate underneath considered for damage.
Separated Seams. Depending on the size of the separation, a repair or restoration can rescue the situation, but if these separations are pronounced, it is almost certain that you have moisture problems, most often including damage to your shear wall.
Spike in Utility Bills. This is less visual and more symptomatic. A damaged roof (even if you cannot see the damage) is less efficient and more prone to fluctuations in temperature. Those temperature fluctuations will show themselves through your heating/cooling bill. A sudden leap in your overall consumption is a flashing red light to call and have someone investigate.
