Roofs deteriorate over time. They could be damaged by debris, weather, poor installation, or simply time.
If you think the only solution for your Atlanta leaky roof is to have it totally torn off and replaced, think again. Your roof may be a candidate for a commercial roof restoration.
Typical restorations involve the application of a coating to the entire roofing system – top layer, underlayer, flashings, protrusions such as HVAC vents and even parapet walls.
The fluid coating flows into small crevices, holes, leaks and other damaged areas. When the fluid dries, it creates a continuous unbroken, monolithic, membrane of waterproof protection.
Benefits of a Restoration
A commercial roof restoration offers so many benefits, paring them down to just a few is tremendously difficult.
- Seamless. As noted, the lack of seams virtually eliminates the risk of leak development.
- Long-lasting. Contemporary roof restoration materials are resistant to UV damage and the forces of the elements.
- Longevity. Properly applied and maintained, a restoration can tack on a decade or more to the lifespan of your roofing system.
- Renewable. Roof restoration materials can be reapplied as needed (depending on the underlying roofing structure). Not only is the roof renewed, so is the warranty!
- Cost Effective. Significantly less expensive than the old tear-off and replace option.
- Energy Efficient. Restoration options can reflect up to 85% of solar heat away from your roof, reducing your air conditioning costs and HVAC loads.
- Eco Friendly. It’s environmentally friendly as the waste in our landfills is reduced, less electricity is consumed, and hot house gas emissions are lowered.
- Timely Application. No down time for your business is required.
- Flexible. While it might be most common for flat or low-slope roofs, virtually every kind of substrate is appropriate for one or more restoration options.
While not all roofs are safe for commercial roof restoration, yours may be. To see if it qualifies, call to schedule a consultation with one of the roofing experts at Glick Roofing Systems in Atlanta, GA.
Restoration Options
There are different options when it comes to restoring roofs. At Glick Roofing Systems we feel that fluid-applied is without a doubt the best way to go. We offer both coating and spray foam restoration options.
Coatings
The term ‘coatings’ is pretty generic, but it generally refers to available options such as urethane and acrylic coatings. Urethane is quite hard and durable but is not as reflective as acrylic which stands up better to UV radiation and chemical/environmental contaminants. Sometimes the 2 are used in combination, with a base coat of urethane and a topcoat of acrylic coating.
Spray Foam
Also called spray polyurethane foam, or SPF, it starts out life as two different liquids. As the spray is being applied, the liquids ‘foam’ into one, through a chemical exothermic (heat-releasing) reaction. Spray foam expands up to 30x its initial volume. The foam seeps into cracks and crevices, and into small imperfections, sealing them off. Spray foam also reduces thermal fluctuations, keeping a building both warmer in the winter and cooler in the summer.
